總結:During the period from first quarter 1992 to mid-1998, the residential property market of Singapore underwent some unprecedented wide swings in market activities. The private market witnessed the Residential Property Price Index (all types) rising sharply from 120.3 at 92Q1 to 314.6 by 96Q2, and then crashing back to 218.6 by 98Q2. The resale HDB market started with the Resale Price Index at a low of 104.8 in 92Q1. After a four-fold increase to 406.2 by 96Q4, it too fell heavily to 321.4 by 98Q2. The extent of rise and fall within a mere six years time span started the author's inquiries into questions such as, "What are the factors that have been moving the housing market of Singapore?" and "Could this wild ups and downs in prices be prevented from happening?". It is believed that a clear understanding of the above questions could be helpful in both business and government policy decisions.
